Short-term rental management costs in Portugal (2026)

Market commissions, what is included, what is charged separately and what to ask before handing your short-term rental in Portugal to a manager.

Short-term rental management costs in Portugal (2026)

For many owners, handing a short-term rental (alojamento local, AL) over to a management company is the difference between a stress-free investment and a second job. But proposals vary widely: there are commissions of 10% and of 30%, sign-up fees, cleaning charged separately and contracts that say little about what is actually included. In this article we explain how much short-term rental management costs in Portugal in 2026, how to compare proposals and what to ask before you sign.

How much management companies charge in Portugal

The most common model is a commission on booking revenue. In the Portuguese market, full short-term rental management typically costs between 15% and 25% of revenue, and can reach 30%. IVA (VAT) at 23% is normally added on top.

There are also partial management models, in which the company handles the commercial side (listings, pricing, bookings and guest communication) and the owner keeps the on-the-ground operation. In those cases, the commission is lower.

At BnBird, for example, we offer two plans for short-term rentals:

Plan Commission What it includes
Base Management 10% + VAT Listings on more than 50 channels, dynamic pricing, booking management, guest communication, licensing, tourist tax and invoicing. The owner keeps the on-the-ground operation.
Full Management 20% + VAT Everything in Gestão Base, plus management of cleaning, laundry, maintenance and quality control at check-in/out.

There are no setup fees and no hidden charges: we are only paid on the revenue we generate.

With BnBird's Gestão Total, cleaning, laundry and bed and bath linen are included, to the same standard for every stay.

Gestão Base or Gestão Total: which should you choose?

Base Management makes sense when the owner lives near the property, has a trusted cleaning team or prefers to look after the home personally. You keep the operational side and hand over the part that most affects revenue: listings, pricing, bookings and guest communication, as well as the legal and tax obligations.

Full Management is designed for those who do not want to (or cannot) be there: non-resident owners, investors with several properties, or anyone who simply prefers not to deal with the property. Cleaning, laundry, restocking of consumables and maintenance are all coordinated by the local team, to the same standard for every stay.

In both cases, the owner follows everything on a dedicated platform and receives a monthly report with occupancy, revenue by channel and expenses. You can start on one plan and switch to the other.

How to compare proposals

Companies present their commissions in different ways: with or without VAT, on different amounts, with or without the cleaning fee, and so on. So comparing percentages in isolation tells you little. What matters is the final amount you keep at the end of the year, after:

  • the booking platform commissions (Airbnb, Booking.com and other channels), which average around 15% and are always deducted from the amount paid to the owner;
  • the management commission, including VAT;
  • the costs you are responsible for.

And that final amount depends, above all, on the revenue the management company manages to generate. Always ask for a simulation with your property’s figures: at BnBird, we show you the full numbers before you sign, with no obligation.

What should be included

With full management, these services should be covered by the commission:

  • creating and optimising listings, with professional photography;
  • distribution across multiple channels, with synchronised calendars and prices;
  • dynamic pricing, adjusted day by day to demand, events and the competition;
  • guest communication before, during and after the stay, in several languages;
  • check-in and check-out (in person or self check-in, with a smart lock);
  • coordination of cleaning, laundry and restocking of consumables;
  • preventive maintenance and a fast response to breakdowns;
  • legal obligations: guest reporting on SIBA (the guest registration system), tourist tax and invoicing;
  • clear monthly reports, with occupancy, revenue by channel and expenses.

What may be charged separately

  • Cleaning and laundry: in most cases these are paid by the guest through the booking’s cleaning fee, but it is worth checking who covers the difference when the real cost is higher. With BnBird, this is always included.
  • Consumables (toiletries, coffee, toilet paper, etc.), usually invoiced at cost. BnBird always provides these items in its Gestão Total plan.
  • Bed linen and towels: usually an extra cost for the owner. They are included in BnBird’s Gestão Total plan.
  • Repairs and materials: labour may be included; materials usually are not.
  • Initial setup: licensing, safety kit, photo shoot, furnishing or equipment. Some companies charge a sign-up fee; others, such as BnBird with its Gestão Total plan, do not.

Questions to ask before signing

  1. How much will I keep at the end of the year, in a simulation with my property’s figures? Does the commission include VAT?
  2. How long is the contract and what notice period is needed to leave? Are there penalties?
  3. In whose name do the listings and reviews stay if the contract ends?
  4. How and when do I receive payments? Do I have access to data in real time?
  5. Who handles insurance, licences and tax obligations?
  6. Is there a local team in my area, or is the operation subcontracted?
  7. How is damage caused by guests handled?

The commission should not be the deciding factor

It is natural to start by comparing percentages, but the commission on its own says little about how much you will receive at the end of the year. What determines your property’s profitability is the management company’s performance:

  • Ability to generate more bookings: presence on many channels, well-crafted listings and fast replies to guests.
  • Higher rates, with dynamic pricing: the right price at the right time, adjusted daily to demand, events and how far ahead the booking is made. A fixed nightly rate loses money on high-demand days and puts guests off on lower-demand days.
  • Good reviews: spotless cleaning, simple check-in and guest support. High ratings bring more visibility on the platforms and more occupancy, and allow higher nightly rates.
  • Transparency in calculations and operations: knowing exactly how the commission is calculated, what is invoiced and why, with clear reports and real-time access.
  • Reliability: a team that responds, that looks after the property as if it were their own, and that has been in the market long enough to prove it.
  • No setup fees: when the management company only earns on the revenue it generates, its interests are aligned with yours from day one.

An illustrative example, for a T2 (two-bedroom) apartment in Lisbon:

Manager A Manager B
Management commission 15% 20%
Average nightly rate €120 €135
Annual occupancy 65% 78%
Gross value of stays €28,470 €38,435
Booking platform commissions (average 15%) − €4,270 − €5,765
Management commission − €4,270 − €7,687
Owner keeps €19,930 €24,983

Hypothetical figures, before VAT and other costs, purely to illustrate the effect of performance. In both cases, the management commission is calculated on the value of the stay, and the booking platform commissions (Airbnb, Booking.com and other channels, averaging around 15%) are deducted from the amount paid to the owner.

Despite charging a higher commission, Manager B leaves the owner around €5,000 more per year, even after platform commissions, because it achieves better nightly rates and more occupied nights. This is where BnBird makes the difference: for more than 10 years we have managed properties with a focus on performance, with an average annual occupancy of 80% and an average rating of 4.6, for hundreds of owners who trust us.

Is professional management worth paying for?

It depends on how much time you have, how far you live from the property and what you want to achieve. A good management company pays for itself when it generates more revenue than the owner could alone: dynamic pricing, presence on more channels and good reviews increase occupancy and the average nightly rate. At properties managed by BnBird, average annual occupancy is 80% and the average guest rating is 4.6.

If you live outside Portugal, own more than one property or simply do not want to take phone calls at two in the morning, professional management is almost always the most profitable choice.

Frequently asked questions

What is the average short-term rental management commission in Portugal?

Between 15% and 25% of revenue, plus VAT, for full management. Partial management, covering only the commercial side, costs less.

Is cleaning included in the commission?

Cleaning is usually paid by the guest through the cleaning fee and does not come out of the owner’s pocket. With BnBird’s Gestão Total, coordination of cleaning, laundry and maintenance is included.

Can I switch management companies?

Yes, within the terms of the contract. Before signing, check the notice period and what happens to the listings and to bookings already made.
