What does BnBird do?
BnBird is a Portuguese property management company with more than 10 years in the market and over 450 properties under management. It manages short-term rentals, mid- and long-term rentals, villas, luxury properties, buildings and tourism developments.
Which areas of Portugal does BnBird cover?

How much does short-term rental management with BnBird cost?
Base Management costs 10% + VAT of revenue and Full Management costs 20% + VAT. There are no setup costs or hidden fees: BnBird is only paid on the revenue it generates.
What is the difference between Base and Full Management?
With Base Management, BnBird handles listings, bookings, pricing, guest communication, licensing, tourist tax and invoicing, while the owner keeps control of on-the-ground operations. With Full Management, BnBird also takes care of cleaning, laundry and maintenance.
How much does mid- and long-term rental management cost?
Mid-term (furnished rentals from weeks to months) has a single fee of 15% + VAT. Long-term costs 7% of rent + VAT, with a minimum of 79€ + VAT per month. Tenant placement is optional and costs one month's rent + VAT.
Does BnBird handle the short-term rental licence?
Yes. BnBird handles the AL licence, the mandatory insurance, installation of the safety kit and setting up electricity, water, TV and internet (paid by the owner). During operation, it also manages the tourist tax and invoicing.
On which platforms does BnBird list properties?
Properties are listed on more than 50 booking channels, including Airbnb, Booking.com, Expedia, Vrbo, Blueground, HousingAnywhere, Uniplaces, etc., with synchronised calendars and prices.
I live outside Portugal. Can BnBird manage my property?
Yes, of course! BnBird offers full management for non-resident owners. Owners follow everything remotely on the BnBird platform, with transparent access to all information, and receive a monthly report with occupancy, revenue by channel and expenses.
